Hi, my name is Scott and I am the General Manager here at Stratum. I've lived in this area since the 90s (minus some traveling) and absolutely love Bloomington. I’m married with two kids and have a seven-year-old pup named Yoshi who likes to keep me on my toes. If you see me around the community feel free to say hi!

Frequently Asked Questions

What is included in the rent?

The Stratum rent includes a list of amenities. Your rent includes: water, sewer, trash, cable with HBO, high-speed ethernet and WIFI access, fully furnished units, washer and dryer, 24-Hour access to the Fitness Room and Computer Lab, and a wonderful staff that is there to help you anytime you need them.

How do residents set up the electric in their name?

New residents with The Stratum at Indiana can contact Duke Energy to set up their electricity account once they have received their unit location. This is to be set up prior to moving in and will be the resident’s responsibility throughout the lease contract.

How do emergencies get answered at night when the office is closed?

When the office is closed, The Stratum at Indiana provides a 24-Hour Answering Service for any lock outs, noise complaints, or emergencies. The on-site Stratum Staff Members receive the phone call and answer the problems as they arrive.

When is my rent due?

You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note that these are all installment payment options and not monthly rent.

How do I pay my rent?

There are several ways that you can pay your rent. You can: 1. Pay with a personal check, money order, or cashier's check. 2. Pay with a credit card via the Resident Portal (credit card company fees apply). 3. Pay via echeck via the Resident Portal. 4. Have your rent automatically deducted from your bank account each month via the Resident Portal.

Do you allow pets?

The Stratum is a pet friendly community. We allow dogs and cats up to 70 lbs and no aggressive breeds. There is a $300 non-refundable Pet Fee upfront and an additional $25 in pet rent each month. We are surrounded by the Latimer Woods which provide great scenic walks for you and your animal.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

The Stratum insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.

What if I need to break my lease or don't return for the spring semester?

The Stratum lease is binding and cannot be broken. If you cannot live at The Stratum after signing your lease, you will need to sublease or relet your unit. Please call the leasing office for information on subleasing and reletting.

What is relet?

If you cannot live at The Stratum after signing your lease, you can relet your unit to someone else. A relet allows you to find someone else to take over your lease, at which time you can end your lease early. If you are able to find a new lease signer, you will pay 85% of one month’s rent to close your legal contract early. All normal move-out procedures will be followed at the time of the relet and your contract will be closed. You are responsible for your legal contract until you can fill the unit.

What if I need maintenance in my bedroom or apartment?

If you need maintenance, simply go to our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front desk immediately or contact the 24-hour emergency maintenance team if it is after hours and an emergency.

What furniture is provided?

The Stratum is fully furnished with a full-sized bed, two stackable drawers, and a desk for each bedroom. The living room includes a sofa, oversized chair, coffee table, end table, entertainment center, and one barstool per bedroom.

How do I receive mail and packages?

Your mail will be delivered to your apartment’s mailbox in the clubhouse of The Stratum. If you have a package that doesn’t fit in the mailbox, you will get an email that your package is at the front desk. You will need a photo ID to pick it up.

What type of parking is available at your community?

We offer one free parking spot per resident. There are more than enough parking spots for our residents, so you won’t have to worry about having to walk far to get to your car. The Stratum offers to separate locations for guest parking as well. We also have a limited number of garage spots for rent.

How close are you to campus?

We are less than three miles from Indiana University’s campus. There is a Bloomington Bus shuttle that picks you up right outside the front and back entrance to The Stratum. The bus shuttles run every 10 minutes and takes you around the campus to multiple locations. It takes only minutes to get to your class! We also have bike racks at The Stratum if you choose to bring your bike.

What do I need to bring to my new apartment?

We suggest that you bring:

  • Bedding for a full-sized bed.
  • Toiletries.
  • Everything you’ll need for your classes.
  • An alarm clock.
  • Decorations to make your new room feel like home!

What kinds of events do you have at The Stratum at Indiana?

The Stratum has monthly resident events that range from pizza parties to scavenger hunts. From resume building classes to juice and canvas to grab-and-go breakfast. Annually, The Stratum also plans events around the holidays such as pumpkin decorating for Halloween, candy giveaways for Valentines Day, and many more. We will also keep our residents connected to events going on at Indiana University and Ivy Tech so they don’t miss anything! Not only is there free food at events, but it’s also a great way to meet people!

How does your laundry system work?

The Stratum at Indiana provides a Washer and Dryer in every unit. You will never have to collect coins again! Residents can do their laundry in the comfort of their own home.

What is the surrounding community like when living at The Stratum at Indiana?

The Stratum at Indiana has a very diverse and friendly community. Everything is within walking distance of your apartment! Outside the entrances, The Stratum is located adjacent to the grocery store, College Mall, and a variety of great restaurants. The Latimer Woods surrounds The Stratum and enhances its beauty with hiking trails and wildlife.

What if I don't have a guarantor?

No Guarantor? No Problem, we offer Leap as an option! Leap is a quick and easy process that fills in for a guarantor or parent co-signer. Leap's application is free online and takes around 5 minutes to complete. You will get a conditional decision within 30 minutes during normal business hours. Are leases for families with children available?

Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
